SAP Calculations SAP Calculations
A SAP Calculation is The Standard Assessment Procedure (SAP) for energy ratings of dwellings. It is a Calculation of a buildings energy efficiency. A SAP rating is scored on a scale of 1 to 100, were 1 is the worst and 100 would indicate no cost for heating/ hot water.
SBEM Calculations SBEM Calculations
An SBEM or Simplified Building Energy Model, is a Government Defined process in accordance with Building Control Regulations Part L. It is the calculation of the energy performance of new commercial, industrial and or retail buildings. As from 7th April 2007 all new buildings would require an SBEM Calculation.
Sound Testing Sound Testing
On July 1st 2003 Approved document E of Building Control Regulations was revised. This meant that sound insulation testing was now mandatory throughout all developments, including conversions, refurbishments & domestic extensions. This is a pre completion test (PCT).
Air Testing Air Testing
On April 7 2006 the new Part L1A Building Regulations came into effect. It concentrates on the conservation of fuel & power within new dwellings. All new dwellings will require an Air tightness test, or 25% of each new dwelling type*, to show the Building Control officer or Accredited Inspector the each dwelling will comply with regulations.

With the introduction of the Regulatory Reform (Fire Safety) Order 2005 ("the Order") in October 2006, Fire and Rescue Authorities and other bodies ("enforcing authorities") now have a duty to enforce fire safety in non-domestic premises. This is the first guidance note in a series intended to assist enforcing authorities in better understanding their duties under the Order and for the public to better understand the intent of specific aspects of the Order.
Energy Performance Certificates Energy Performance Certificates
From 14th December 2007 all homes placed on the market, regardless of size, must have a home information pack. The pack includes an Energy Performance Certificate. From 6th April 2008 all homes built and complete will require an energy performance certificate (EPC). The European Energy Performance of Buildings Directive states that all buildings constructed, sold or rented in the UK by 2009 will have to have an Energy Performance Certificate.

Acoustic Specifications The Code for Sustainable Homes
The Code measures the sustainability of a new home against key categories rating the 'Whole home' as a complete package. The code uses a 1-6 star rating system to communicate the overall sustainability performance of a new home.
