Energy Performance Certificates
From 14th December 2007 all homes placed on the market, regardless of size, must have a home information pack. The pack includes an Energy Performance Certificate. From 6th April 2008 all homes built and complete will require an energy performance certificate (EPC). The European Energy Performance of Buildings Directive states that all buildings constructed, sold or rented in the UK by 2009 will have to have an Energy Performance Certificate.
An Energy Performance Certificate shows the official energy rating of a property and its environmental impact on a scale from A to G. A being the most efficient and E being the least. The certificate can also give recommendations on how to improve energy performance. On completion of a new building, the builder or persons responsible for the construction must obtain a certificate as required by building regulations and present it to the owner. This certificate is also required if a building is converted and there are changes to heating, water or air conditioning and ventilation provisions.
